Abstract: 

The city's regeneration is one of the strategies that lead to Urban deterioration and inefficient Textures towards revitalization. Using systems thinking on the subject of reinvention can lead to the identification of complex systems that are considered effective in producing and reproducing worn-out Textures. In this regard, this study was to benefit from a systemic approach in identifying the the roots of the production and reproduction of historical/worn-out Textures in Semnan city. The leading research is among the applied research, and in terms of information and data analysis, it uses the descriptive-analytical method. The tool for collecting information is also in documents and surveys. The statistical population of the research was 18 university professors, experts, and officials familiar with the Urban fabric of Semnan, who were selected by the snowball method. In the end, using experts' opinions, 24 variables were selected as effective drivers of Semnan's production-reproduction system of worn tissue. MicMac software was used for structural-interpretive analysis of variables. The results show that the rules and regulations governing the regeneration of the studied area are the most important and effective factors. Also, the special ownership conditions governing barren, ruined, and ruined lands have caused the private sector to have no incentive to invest in this area and reproduce the existing conditions. With the continuation of the current process, the existing situation is reproduced. Breaking this round of the reproduction process requires a constructive look at the target neighborhoods from the city administration and government agencies, which can provide the basis for the presence of private sector investors in these neighborhoods

Abstract: 

A B S T R A C TToday, all officials involved with the challenges of city sustainability have accepted the idea of a smarter city, using more technologies, creating better living conditions and protecting the environment for a better quality of life. The central part of the metropolis of Tabriz is based on Region 8 and part of Region 10, a historical-cultural area with an area of 286 hectares and a population of about 40 thousand people in 8 neighbourhoods. This research was compiled to evaluate and explain the regeneration of the central part of Tabriz city with the approach of smart growth and in line with the sustainable development of problematic neighbourhoods in the 8th district of Tabriz metropolis. The present review is methodologically practical, to describe and analyze the goals of regeneration based on library studies. The statistical population of the research includes experts and people living in the central context. In the first part, the Delphi method was used by asking experts. In the second part, the structural equation method of SPSS and AMOS software is used. According to the results of using the scales of design, pedestrian-oriented, intergenerational justice in the actual situation and 3 indicators of management and productivity, stable and value-creating jobs are in the potential situation. Also, two environmental indicators with the most direct and indirect effects and a cultural index have been decisive in the regeneration with the smart growth approach in the central part of Tabriz city. Therefore, in the regeneration of the central part, the studied indicators should be used simultaneously and integrated into the reconstruction projects of the central fabric of the city to lead to smart sustainabilityExtended AbstractIntroductionSmart growth is considered a lever for revitalizing neighborhoods and Urban centers. In a general scenario of smart growth, knowing the time and resources of investment provides a new and sustainable life in the city center and worn-out and old Textures. Moreover, finally, it will improve the quality of Urban neighborhoods, especially worn-out ones, and revive them. Tabriz metropolis, one of the most important and largest cities in the country, with a long history of settlement, especially the central and old Texture, due to developments in information and communication technology, extensive environmental, social, and economic changes in terms of time requirements, the traditional Texture of roads, Deterioration of residential units, lack of equipment, infrastructure and Urban services and environmental problems have caused the failure and physically turned into inefficient and problematic Textures. Urban planning and development science must adopt a new decision and approach to face the existing and complex issues of worn-out Texture. The main problem of the research is to evaluate and explain the regeneration of the central Texture and strengthen them in line with the sustainable development of the problematic neighborhoods of Tabriz metropolis according to the solutions and principles of smart Urban growth. Therefore, the main goal of this research is to answer the following question:- What are the effective indicators and components in the regeneration of the central Texture of Tabriz metropolis with a smart growth approach? MethodologyThis research is applied and fundamental in terms of purpose and descriptive-analytical. The collection methods are based on documentary and library studies, surveys, and interviews. In the first part, qualitative data was prepared with an open questionnaire and through interviews, as well as the review of documents and quantitative data used in this research numerically and through the weighting of Delphi questionnaires based on the consensus index model to determine importance, certainty, and priority. The panel members were 19 people (including 5 university faculty members, 7 field research experts, 4 executive experts, and 3 graduate students) selected based on the non-probability (targeted) method. In the second part, Cronbach's alpha method was exerted to measure the reliability of the questions, which was obtained as 0.89. In order to evaluate the validity of the questionnaire, the Lawshe method was exploited. The statistical population of the second part includes District 8 of Tabriz, which is the central Texture of the city and is equal to 34,231 people. According to Cochran's formula, the sample size was equal to 379 people. Results and discussionIn the next step, path analysis was performed using AMOS 23 software to compare the integrated model with the hypotheses. The results of the path analysis, while verifying the structures, show that the value of the index of the critical ratio to the degree of freedom (CMIN/DF) is equal to 4.01, which is an optimal value for the model fit. Also, the goodness of fit index (GFI) is 0.952, which indicates the acceptability of this amount for the optimal fit of the model. The value of the root means the square error of estimation (RMSEA) is 0.065, which is acceptable because it is smaller than 0.08 and indicates the confirmation of the research model. Also, the Tucker-Lewis index (TLI) is 0.917, the comparative fit index (CFI) is 0.92, and the normalized parsimonious fit index (PNFI) is 0.882, which all indicate that the fit and verification of the research model are desirable.Therefore, none of the objects are removed and remain in the model. Therefore, it is confirmed that the factor structure of regeneration indicators with the smart growth approach has reliability and construct validity. Also, the second-order factor analysis shows that the factor loadings of all regeneration indicators with the smart growth approach are greater than 0.4 and are significant at the 95% probability level. According to the results, the environmental dimension with a factor loading of 0.94 has the most significant effect on Urban regeneration with the smart growth approach in the central Texture of Tabriz city. After that, quality of life with a factor loading of 0.92, social dimension with a factor loading of 0.88, economic dimension with a factor loading of 0.83, physical dimension with a factor loading of 0.81, transportation dimension with a factor loading of 0.74 and cultural dimension in order with a factor loading of 0.72, are in the following ranks.According to the final structural model results, the environmental index has the highest value, with a direct effect of 0.594 and an indirect effect of 0.275. Moreover, after that, respectively, the quality of life index with a direct effect of 0.513 and an indirect effect of 0.236, a social index with a direct effect of 0.476 and an indirect effect of 0.217, an economic index with a direct effect of 0.451 and an indirect effect of 0.222, Physical with the direct effect of 0.435 and indirect effect of 0.205, mobility index with the direct effect of 0.373 and indirect effect of 0.182 and cultural index with the effect of direct values of 0.295 and indirect effect of 0.153 are influential in regeneration with smart growth approach in the central part of Tabriz city. ConclusionIn this research, seven main indicators related to the subject were investigated. The results showed that the environmental index with the most significant direct and indirect effect is the focus of the evaluation. After that, dimensions and indicators of quality of life, social index, economic index, physical index, mobility index, and cultural index have been influential. According to the results, the Urban environment index was analyzed as the most important factor at a high level, and this means that for Urban regeneration with a smart growth approach, improving the environmental and physical conditions in the worn-out and central Texture of Tabriz city in the current situation is a priority. It is first. This is the most well-known part of regeneration with a smart growth approach. The analysis results show that this is not the case only in the case of transportation infrastructure. However, more comprehensive Urban infrastructure such as the Urban landscape, open spaces, green and parks, etc. are also crucial in improving the physical conditions of the infrastructure. Also, this study's results show that the economic sector's importance is as important as improving the physical conditions of the infrastructure. Abstract: 

The present research is an applied research in terms of purpose, an analytical and descriptive research in terms of how data is collected, and finally, in terms of implementation, it is a survey type, and in terms of research method, it is a quantitative type. The statistical population in the present study consists of two parts, the first part is the local residents of subUrban areas (Safadasht, Shahriyar, Mallard, Robat Karim, Islamshahr) that according to the census of the year (2016), the number of households in this area (1988113) that based on random sampling and Cochran method, (384) were selected as the sample population. In the second part, the statistical population includes experts and experts in this field, considering that the sample population in most fuzzy models is between 20-30 people, in this part of the research, 20 people (experts) was selected as the sample community. SPSS software, FAHP model, and GMIR model were also used to analyze the data.The results of one-sample t-test showed that the status of modern Urban governance and regeneration of dysfunctional tissues in the proposed areas was assessed as unfavorable, and a significant and positive relationship was observed between these two variables. Also, the results of FAHP model showed that among the dimensions of regeneration, the physical dimension has the highest level of impact and the environmental dimension has the lowest level of impact from the new Urban governance. Finally, the results of GMIR model in order to rank each of the Urban areas showed that the Urban area of Shahriar with 4812 has the highest rank and Safadasht with 3976 have the lowest rank.

Abstract: 

With the failed performance of Urban renewal and improvement plans it makes a new phenomenon called attention to the sustainability of Urban planning. That is one of the most deliberate approaches in the field of stability, renewing the tissue historical Urban and emphasizing on the creation of a restructure. This method of restoration is paying much attention to residential participation. According to importance of Urban restructure the aim in this study is to discover the Variables and the main effective factor in stability restructure Urban tissue. In this article the concept of sustainable Urban tissue and the factors for increasing this stability is going to study and analysis of the investment in historical Urban tissue. Because of this purpose 326 questionnaire were evaluated among local citizens. The used method in this study is a combination of documents, field, surveying and analytical and sampling, random sampling that is done by using of the questionnaire and also using statistical analysis software SPSS and SWOT analysis. The results of this study indicate that it must be reload in the manner of the implementation of the plan or Urban resuscitation and participation of people be considered as an important factor in the stability of Urban projects.

Abstract: 

Introduction: Reconstruction of Texture Verification as a result of government investment measures with local groups occurs as an endogenous development approach. One of the most important measures of renovation is to Gentrification with numerous groups and actors in the public, private and even cooperative sectors. Therefore, explaining the role and function of actors in the Gentrification the Urbanized Texture Verification has a significant impact on the organization of renovation projects. Research aim: This paper is study to analyze the role of influential actors in the development of Gentrification the Urbanized Texture Verification using a vector model in Zanjan. Methodology: The present study is applied in terms of purpose and descriptive-analytical in terms of method. Data collection was done by library and field method. The statistical population was selected by snowball sampling method. To analyze the data, Structural Interaction Analysis approach and multi-player multi-player model with MIC MAC and Mactor software were used. Studied Areas: The worn Texture of Zanjan was selected as the geographical area of the study. Results: 30 main factors in different dimensions have direct effect on the Gentrification the Urbanized Texture Verification in Zanjan. Key Proponents of Gentrification the Urbanized Texture Verification include "Housing Area,Housing Strength,Commitment,Road Use,Housing Proportional,Residential Properties,Buildings,Vitality,Cost and Income Appropriateness. Conclusion: According to the multi-disciplinary model, the main factor in the Gentrification of Zanjan city is the triangle of relations between the municipality-private sector and the Department of Civil Development and Rehabilitation and the main focus is on the private sector.

Abstract: 

Urban worn Texture is known as a problematic Urban area, solving this challenge requires a new model that can use all the capacities of society by emphasizing their capabilities and their direct and active role in the process of sustainable development with the cooperation of public, private and civil sectors. One of the efficient management methods in today's cities is good Urban governance. Urban governance is based on the interaction between the official organizations and institutions of governing a city on the one hand and non-governmental organizations and civil society organizations on the other. In this regard, the purpose of this study is to Measurement the impact of good Urban governance on the recreating of Urban worn Texture in Urban areas Shahreza. The present research, in terms of purpose, is part of applied research and has a descriptive-analytical nature and in terms of method, is in the group of quantitative research. SPSS software (t-test and Kendall tests) were used to analyze the data. The results of t-test showed that the average of most indicators of good Urban governance is lower than the average level of the Likert scale (number 3), so it can be said that Shahreza city is at an unfavorable level in terms of indicators of good Urban governance. Also, the results of Kendall test showed that there is a significant relationship between the indicators of recreating of Urban worn Texture and good Urban governance in Shahreza.

Abstract: 

man has a social life and during his life he establishes the most important social institution which is known as a family. This social institution, the family, evokes the architecture of a house. The formation of the house as a family behavioral setting is related to the social behavior, also culture and ethics of the members of the family. More than 90% of the buildings in most traditional cities are residences. In other words, the main landscape of traditional towns has formed with architecture of houses. Therefore, it is important to design appropriate houses in the traditional Textures of the cities. Designers should avoid damaging the historical perspective and the valuable traditional Textures of our cities. In most cases, a large amount of investments for developing cities belongs to housing projects. Accuracy at the precautionary measurements in housing design could prevent the waste of resources and improve the results of construction phase. Compliance with climate characteristics and design issues could bring many advantages for such projects. Sustainable architecture, for example, reduces the energy consumption and energy costs. New construction in most historical cities of Iran suffers from the lack of attention to the most basic climatic and/or social issues in design. Today, the main problem in the old cities of Iran is the erosion and destruction of the traditional architecture and the city context. In fact, there is no authority to preserve and/or maintain the traditional architecture and valuable Urban context. Furthermore, there has been no attempt made for harmonizing traditional Iranian architecture with today’s lifestyle! The consequence of neglecting the values of the traditional architecture has been the threat to lose the identity of traditional architecture and Urban Textures. Many outlandish buildings arise daily in these cities with no relation to their contextual settings. These new buildings are disproportionate with cultural and sustainable values of traditional architecture. In the modern era, one of the necessities of our architecture is to understand and apply the great lessons of the old authentic architecture of our historical cities. Restoration of historical contexts and preserving the valuable traditional values of the cities should gain a public and governmental respect. In order to defend our cities against the inappropriate forms and materials of modern architecture, we should return to the strong values and meaningful lifestyle of the past. For achieve this purpose, we should rehabilitate and upgrade the valuable traditional architecture of our country. This article takes a close look at the traditional Iranian architecture and it examines the design of a residential complex in the historic context of the city of Qom. It demonstrates the possibility of preserving traditional design criteria along with providing appropriate design solutions for the new lifestyle of today. It is an attempt to fill in the gap between the identities of the Iranian architecture with today’s modern lifestyle.

Abstract: 

Introduction and purpose: The Urban old Texture an important problem in Urban planning that today due to anquity buildings and unsuitable accessibility has converted to disposale damage fields against natural and artifact events. The research object is spatial analysis of old Urban Texture based on passive defence principles for attending to stability pattern.Methodology: In present research the research method is combination of analytical- survey and typical methods and kind of research is applied. The important indexes determined an antiquity buildings, build quality, number of floor, green space, compatibility, media services, Urban services and surrounded degree.Findings: one of main problems of Urban centres’ part is residential regions depreciation that according to accomplished studies, Texture centres’ according to unsuitable of Urban passages from accessibility index to assisting centres located in undesirable situation in critical times.

Abstract: 

The present study aims to compare the capacity of sustainable regeneration in Urban areas with a rusty Texture and informal Texture in Marivan city of Kurdistan province in 2016 implemented. The research method is applied in terms of its purpose and in terms of implementing and information collecting is descriptive-analytic. The statistical population of this research includes all residents in the rusty and informal Texture areas of Marivan city, from these two groups, Chaharbagh and Lyanhikh from the worn Texture, Musc and Hop of Musc and Nowbahar from the informal tissue were randomly selected. The statistical analysis of this research showed From the perspective of residents of the neighborhoods aimed at improving social conditions as the first indicator in sustainable Urban regeneration, the economic prosperity as the second indicator in regeneration; physical enhancement as the third indicator in regenerating and improving the ecological status has been raised as the fourth indicator in regeneration. Sustainable Urban regeneration capacity is high in the subscales of socio-cultural conditions, economic prosperity, environmental status and the improvement of physical quality in the worn out tissue. The sustainability of Urban regeneration capacity in these subscales in the informal context is moderate. Sustainable Urban regeneration capacity is high in the rusty Texture and in the informal Texture is moderate.

Abstract: 

For many years, Urban centers encounter complex problems such as premature aging, brown lands and reducing safety and have always engaged thinking professionals, Urban planners and policy makers. One theory that has received much attention in recent years is infill development. in short, this approach proceeds to development in inside of area and redevelopment in area by using of its inner potential The aim of this study is investigation and evaluation of infill development plans in old Textures and introduction of lands and Textures with high potential for implementing infill development. In this study by using of the analytic hierarchy process (AHP) we achieve prioritizing and ranking of Urban blocks which represent the areas with the highest potential of infill development in the neighborhood.
